Albania is consolidating its position on the premium tourism map in the region, with a significant presence of major international hotel brands. A study published by Montenegrin tourism and real estate expert Darko Dikanović shows that Albania already has a significant concentration of five-star hotels operating under international brands, especially in Tirana and along the coast.
The map prepared by Dikanović includes Albania, Montenegro, Serbia, Bosnia and Herzegovina, Croatia and Slovenia and highlights the presence of the Marriott, Accor, IHG, Hilton, Hyatt and Meliá groups, alongside other international operators.
Albania stands out for the number and diversity of brands present in relation to the size of the market. The largest concentration is in Tirana, but the map shows that high-end international hospitality has now also spread to the coast, creating a new axis of premium tourism offer.
Particularly important is the presence of some of the largest global hotel groups. Hotels affiliated with Marriott, Accor, IHG, Hyatt and Meliá, as well as other operators, are identified in the Albanian market. This makes the local market more diversified in terms of international brands in the five-star segment.
In the region, a high concentration of international hotels is also observed in Montenegro, especially along the coastline. Croatia has a wider geographical distribution of structures in this segment, while in Serbia the presence is mainly concentrated in Belgrade. In Bosnia and Herzegovina, Sarajevo is the main center, while in Slovenia Ljubljana stands out.
The map also reflects the transformation that the Albanian tourism offer has undergone in recent years. Alongside the increase in the number of foreign visitors, investments are increasingly oriented towards high-class structures and agreements with international operators, bringing the local offer closer to the standards of more consolidated tourism markets.
The presence of global brands is important beyond increasing accommodation capacity. Their entry brings international standards of management, marketing and service, while enabling Albanian destinations to be included in the global reservation and loyalty networks of these groups.
Dikanović explains that the map only includes active five-star hotels. Projects still in development, collections that only have affiliation agreements, and local and regional groups are excluded. For this reason, the map does not represent investments that are currently being implemented and that could further expand the presence of international brands in the coming years.
The data suggests that Albania is no longer competing in the regional market solely through increasing the number of tourists. Another competition is taking place in the premium segment: that of attracting the most well-known international hotel brands and the investments that accompany their entry into the market.
