The Albanian government has called the construction of 12,646 luxury apartments in the Port of Durrës completed, even though the project has been denounced as corrupt and without any benefit for the country, which is robbed of the most important port to sell real estate. This was also seen from the financial data of the project, which relies on money given by buyers of apartments and business units, to carry out the construction.
For this purpose, a luxury office has been opened in the port of Durrës for a year, which introduces interested parties to the project and the apartments that will be sold. The opening of offices for the sale of apartments in the port of Durrës means that the voting of the project by the deputies in the session has formal value, that it is predetermined by the Prime Minister Edi Rama and that the socialist legislators will simply raise the green card, without putting it into question whether or not this project is in the public interest.
According to the business plan of the shell company "Eagle Hills Real Estate Development sh.pk" which will develop the so-called strategic investment project "MARINA & YACHTS OF DURRSIT", the income that the company has declared it will realize from the sale of apartments will be 2.2 billion euros, and an additional 1 billion euros from other activities for a total of 3.2 billion euros.
"Eagle Hills Real Estate Development sh.pk", says that the net profit, i.e. the money that the company will pocket after paying taxes, is 854 million euros, while the investment is calculated at 2 billion euros. The report shows a fat profit rate of 42.8 percent. The Port of Durrës will become the most populated area on the planet, with 12,646 apartments on an area of 81 hectares. The company says the area will have 902 4- and 5-star hotel rooms, as well as only 317 retail stores. In the first year, apartment prices will start at 1,500 euros per square meter in the first year, while in the 20th year they will reach 2,185 euros per square meter, says the developer company.
While the details of the agreement were just discussed in the parliamentary committees, the company continues its commercial activity undisturbed, making it a fact that the majority is expected to notarize tomorrow.
In the same session, which is expected to be a marathon, the draft budget of 2023 is scheduled to be approved, apparently to overwhelm public opinion. The Minister of Infrastructure, Belinda Balluku, did not deny the opposition's accusations of opening an office that serves to receive bookings, but said that until now there was no sales contract, while she did not rule out the possibility of receiving orders from various clients who they want to have their "space" in the new port of Durrës.
The head of the DP, Berisha, and the head of the PL, Meta, have asked the citizens not to buy apartments in the Port of Durrës project, as they consider it a pure pyramid scheme and have also appealed to the bodies of Justice react immediately and intervene to prevent the signing of any preliminary sales contract.
