Foreign investments in Albania: How the Netherlands took first place from

The map of foreign investment in Albania has changed significantly over the past decade. Greece, once the largest investor in the country, has lost its dominant position, while the Netherlands, Switzerland and other countries have strengthened their presence. Scan Intel's analysis, based on data from the Bank of Albania, shows a significant reconfiguration of the origin of foreign capital.

At the end of 2016, the stock of foreign direct investment reached 5.68 billion euros, while at the end of 2025 it had increased to 17.02 billion euros. Within nine years, the accumulated capital has almost tripled, marking an expansion of about 200%.

The strongest change was recorded by Greece. In 2016, it led the ranking with 1.23 billion euros of investments, representing 21.7% of the total. By the end of 2025, the stock had fallen to 278.5 million euros and the share to just 1.6%. This represents a contraction of 20.1 percentage points, the largest among the countries analyzed.

In the opposite direction, the Netherlands has moved to the top of the ranking. The Dutch investment stock has increased from 718 million euros in 2016 to 2.76 billion euros in 2025, expanding its share from 12.6% to 16.2%.

Switzerland has also strengthened its presence, with a stock reaching 2.35 billion euros, while its weight increased from 9.7% to 13.8%. Canada remains another important investor, ranking third in 2025, with 2.06 billion euros. Although the Canadian stock has increased significantly, its weight has decreased from 13% to 12.1%.

Turkey also maintains an important position. The stock of Turkish investments has increased from 512.9 million euros to 1.38 billion euros, or by about 168%. However, its share has decreased from 9% to 8.1%, ranking it as the fifth largest investor.

Among the most notable developments is the rise of Bulgaria and Hungary. Bulgaria has gone from 18.1 million euros in investments to 874.7 million euros, while Hungary has gone from 0.4 million to 557.5 million euros. Kosovo has also significantly expanded its presence, from 41.6 million to 583.8 million euros, increasing its share from 0.7% to 3.4%.

The latest data shows that at the end of June 2026, the stock of foreign investment reached 18.42 billion euros. The Netherlands continued to lead with 2.93 billion euros, followed by Switzerland, Canada and Italy.

However, changes in stock do not necessarily reflect only capital inflows or outflows, as they are also affected by changes in ownership, revaluations and other financial factors. Also, the registered country of the investor is not necessarily the country of the ultimate owner. / ScanTV
