Construction sites are not a good economic opportunity for brick manufacturers. Factories are firing up their kilns, not to make money, but for property.
Viktor Nikolli, who is the administrator of a brick factory in Fushe Kruja, says that this new form of trade is driving him towards bankruptcy.
According to him, the soul of business is the circulation of money.
"The biggest problem we have is liquidity, clearing is destroying us. We are forced to sell through clearing because that's how our competitors work. It's surprising how we are possibly returning to the time of exchanging goods for goods," says Viktor Nikolli.
Clearing seems to be profitable for builders, but not for the manufacturers of the materials that build their buildings.
"Today there are builders who do not need to sell because all the costs a builder has are distributed through clearing, and they have the opportunity to wait for a second moment to sell the property at a higher price," says Ervin Demirxhiu, real estate appraiser.
This business relationship influenced Viktor to take the extreme decision for his factory.
"On December 20, the factory shut down, we are blocked from making payments. To keep the factory running, we need at least 400 million old lek to make payments ," says Nikolli.
The high prices dictated by builders have left the apartments that Viktor has benefited from clearing in the stock.
"As of today, I have 40 apartments on the market that I can't sell, and the reason is that the market is blocked, the prices are too high ," he adds.
And while the number of buildings is increasing, sales have been at the same pace as the previous year.
"It is true that there has been a freeze on resold properties and the revaluation process is affecting this," says Demirxhiu.
According to the Bank of Albania, the average time to sell an apartment has increased to 11.1 months, making it more difficult for owners to put a home on the market./ TCH
