It is about a land of 1100 square meters owned by 94-year-old Petrit Zenelaj. His land turns out to have passed into the ownership of Mr. Skerdi Sulovari, who is the husband of the intermediary lawyer Iris Çekani, even though the 94-year-old has not signed any sales document.

Lawyer Çekani contacted by Petrit Zenelaj for another problem. The 94-year-old's daughters, Vilma and Greta Zenelaj, discovered the sale of their father's land in September 2023 when they returned from the US.

According to the girls, the intermediary lawyer Iris Çekani deceived their father.

"We came for vacation in September even though we saw from e-Albania that this property went to my father in the name of Skerdi Sulovar. It turned out when we talked to the father after checking some documents that this is the husband of a lady, Iris Çekani, who is an intermediary that the father had hired to help him with another problem. This lady has promised everything that I will help her, she also made her sign a general power of attorney".

"When we came for vacation, we went to her office and talked because as a mediator she says I will give you some information about what I have done so far. He told us that he heard that the father has left a general power of attorney to another woman, be careful, girl, get a general power of attorney because it seems to me that someone is putting it on your father. In the meantime, work with them was finished because this land was actually registered in August. We ask to present these people who have done such an action that is completely illegal, and if possible other people are informed, especially their names".

The elderly Petrit Zenelaj himself says that he has not sold any land.

"How is it possible for someone else to steal your land? It is a land area of ​​1700 meters, there are also 10 old olive roots that produce 4-5 quintals per year. In these circumstances, I knew a person who was a member, as she said, a member of the National Chamber of Mediators. He tells me in April that I came from America, I found an Italian and we can meet him. We met him, he didn't want to because he wanted to take me cheaper. That Italian said 20,000 and this variant disappeared. And this tells me, after 1 month that I am alone again, he tells you that they have sold the land, they have taken the land. My land? Who took it I said? Who is this man? I don't know anything, he says, but the land has been sold, you have sold it. I absolutely did not sign for this problem, I gave her a general power of attorney, she took me and told me that you will not pay any money for the power of attorney. He took me by car, he told me that the land was sold, he told me not to run away day and night because you are in danger and I don't know. The girl has revoked the power of attorney", says the 94-year-old.

With hidden cameras, Greta Zenelaj meets the mediating lawyer Iris Çekani, who wants to get her out of the office, after the girls have reported her. She does not explain either how she received the general power of attorney from the girls' father, or how the land ended up being sold to her husband.

Complainant: Is it possible for you to explain to me how you got the general power of attorney?

Iris Çekani: Stop for 1 second, Grete! Stop for 1 second, before you speak, I'll tell you again, I didn't do it, your father did it. It has never been used.

Complainant: Can you tell me, who is Skerdi Sulovari?

Iris Çekani: My heart, you have a criminal case and that's all I told you is too much!

Complainant: You stole my father's land and gave it to your husband...

Iris Çekani: You have defamed, you have done endless things. Close here! Continue the judicial way and do not disturb us, because this is called, that I take measures and do not come even 100 meters near us. Get out of the office!

The notary Xhoana Omari, who made the general power of attorney and the sales contract, is the defendant and does not explain how she did not ask for the signature of the elderly man's wife in this sale.

Complainant: How is it proven that the father was present here?

Notary Xhoana Omari: How can I prove it?! It's my word! Dad says I wasn't there, I didn't sign! Then the Court or the Prosecution decides!

Complainant: Are you saying that the father came here physically? Explain to me icik, with whom it came, or how it came?

Complainant: Were both present?

Complainant: And you don't know the buyer at all?

Complainant: What about the fact that Skerdi is Iris' husband, do you know this?

Complainant: This certificate, which says that the father is married, did you not ask him for a marriage certificate, or for the mother's signature?

Notary Xhoana Omari: I didn't ask for it, because from the origin of the property, he had bought it alone and when I applied for the card, an individual came, he came alone, no family member came.
