Ina Mediawrites that the new tower "Downtown One Tirana", 140 meters high, whose project was approved in 2018, has captured the central part of the iconic park of Tirana in the '70s, the so-called "Toys of Elbasan". The forty floors that will be erected on an area of 8 ha will transform this space, historically quiet, into a territory with high urban density. Another space of similar size, known as the former Bus Park, one of the largest that had remained green, was exchanged in 2017 with a building permit which enabled the erection of a multi-storey building complex there. Earlier, in 2015, a new multi-storey building with an attractive facade grabbed several hectares of greenery on the northeastern side of the Great Park of the Artificial Lake of Tirana. Ongoing,
In the last ten years, special energy and efforts are nurturing the goal of turning Tirana into a strong economic and financial center for the whole of Albania. Authorities are pursuing several paths to achieve this goal. The new architecture is an obvious endeavor, which reflects precisely this ambition.
"In recent years, Tirana is recording the highest level of corruption, compared to the countries of the Western Balkans," said Rodion Gjoka, Head of the Environment Department at Co-Plan. "It is estimated that 87% of the city is corrupted, - without absorption capacity for rainwater that infiltrates underground," he continues.
Last year (2021) in Tirana, the authorities approved a construction area for new buildings 8 times larger, compared to the area approved in 2016: the last year before the approval of the General Local Plan (TR 030). In the last three years, the approved area in Tirana reached 4.2 million m2. It is still not clear in what relation between them will be the concreted surfaces with the natural ones after the realization of the constructions.
