The flourishing of apartments for rent on Booking and Airbnb, which have not been registered and have not been licensed, raises many concerns about the existence of informality in the Albanian tourism industry. This is evidenced by a survey conducted by PNUD with hotel businesses last fall, which emphasizes that there is a gap between the official figures and those found on these platforms, leading to unfair competition.
Referring only to the month of May last year, the survey explains that the Ministry of Tourism's monthly bulletin contained a list of 1,478 certified and licensed accommodation facilities, including hotels, guesthouses, camps, motels, resorts and agritourism units.
However, there were 2,169, 50% more of these units available on the platform.

According to the map below, the counties with the highest percentage of hotels listed on Booking.com during June are Vlora (43%) and Tirana (15%). In Saranda alone there are more than 500 hotels spread over 60 km2.
60% of the accommodations are located near the coast, 26% are located inside the city and the remaining apartments are located in Tirana.

They have addressed the Booking and Airbnb companies to request at least a license or license from these entities. The companies have told them that they need an official letter from the ministry or the state to do this legally," continued Xhemani while adding that even though this is a very simple procedure, it has not yet been resolved.
Based on the UNDP survey, Vlora county was once again the one with the most properties rented out on Airbnb for the third quarter of 2022, compared to other counties. For this period, there were over 7,000 apartments posted in this county, an increase of 77% from the same period in 2019. About 40% are located in Saranda (2,745), while the lowest levels of occupancy are in Elbasan and Korçë, with 13 % and 17%./GazetaSi
