The government has temporarily suspended the status of the strategic investor for the resort of the Mediterranean Wave company in Plažin e Gjenerali, with the reason that it conflicts with the Local General Plan of Kavaja. The Strategic Investments Committee has decided that the strategic investor status granted to this entity in December 2021 will be suspended until the company changes the project to adapt it to the urban indicators allowed for the area.
"Until the fulfillment of the obligations by the investment entity, the legal effects of the Decision "On the approval of the status "Investment/Strategic Investor Special Procedure" for the investment project "Mediterranean Wave" with the applicant company "Mediterranean Wave" sh.pk are suspended," it is stated in the decision taken at the last meeting of the Strategic Investments Committee.
In December 2021, the government granted the "Mediterranean Wave" company, owned by businessman Shpëtim Shijaku, the status of a strategic investor for the construction of a resort worth 50 million euros in General Beach. The decision granted the company 635,000 square meters of state land in General Beach, and through it the government undertook to build all the infrastructure, including the electrical network, the road network and the sewers.
The project proposed by the company provided for the construction of a tourist complex consisting of hotels and villas with a total construction area of about 200 thousand square meters. But after verifications on the ground, the Ministry of Tourism and Environment has proposed to the Committee its suspension because the project conflicts with the urban plan of the area.

"The investment entity "Mediterranean Wave" sh.pk to review and present a new track of the construction of the strategic investment project "Mediterranean Wave." The revised new footprint should not extend beyond the footprint approved by the 2021 Decision and should not be larger than 10 ha," says the latest KIS decision.
The area where the project is located is located in the village of Peqinaj in Kavajë and is currently a forest area owned by the state. In this area there is also a natural monument of the first category called Foleza e Bardhori. It is not known whether the suspension of the project pending its review has anything to do with this monument. But in the new decision, KIS has asked the company to present the plan for the greening of the area that will be deforested, in parallel with the change of the project track.
"The revised new footprint, according to point 1 of this decision, must be submitted together with the Greening Plan, to the Albanian Investment Development Agency, within and no later than 30 days from the notification of this decision. In case of non-compliance with this condition, the Strategic Investments Committee has the right to revoke Decision No. 11/9 of 2.12.2021 on the granting of strategic status," concludes the decision.
